A seller in San Antonio calls her agent to talk about listing. Before the photographer is booked, the agent runs the address and finds a 2.625% FHA loan with eleven years of payments already behind it. By the time the listing goes live, the loan is verified, the remarks say so, and every buyer who sees the listing online sees what taking it over would cost them each month the moment it hits the market.
That’s the listing flow we want to normalize. This week, three releases make it a lot easier to get there, and they launch alongside a new retrorate.com homepage that puts our products for agents, brokers, and MLSs all in one place.
Pre-Listing Check
Assumable detection used to start once a home was already on the market. Now it starts at the first conversation. Any agent can check an address before it’s listed and see whether the loan is assumable. They’ll see the rate, the terms, and what it could mean for a buyer’s payment. As an agent, it’s your own personal cheat sheet before you walk into a listing presentation.
If the seller wants to lead with it in their marketing plan, they can share a mortgage statement. We cross-reference it against a variety of data sources to confirm accuracy, then issue a Verification of Loan (VOL) report. The listing launches with that report and the RetroRate Verified badge already in place, and the agent has what they need to fill in the MLS correctly the first time.

Broker Dashboard
Most assumable listings that go unmarketed aren’t being ignored. It’s just that nobody above the listing agent can see them. New Listing Details Page
The redesigned page leads with the rate. It puts the assumable loan beside a new 30-year loan at the same cash to close and shows the monthly difference over time. In a world where the average 30-year rate has just passed 7%, that’s usually a meaningful difference.
Verified listings carry the badge and a link to the full verification (VOL) report that the listing agent can share, so a buyer’s agent or lender can see the terms without diving deep into a servicer phone tree.

Sellers start with a listing that stands out while rates are high. Listing agents have documented terms to share with any buyer’s agent or lender. Buyers see a payment they can compare, confirmed by a third party. Brokers see their assumable inventory in one place and can act on it.
