Bienvenidos to Below-Market Rates

RetroRate launches with Miami MLS
No ‘Vice’, just amazing assumable deals.

Last fall we put down roots in South Florida with BeachesMLS. We liked it so much we decided to stay for the summer.

Today we’re thrilled to make RetroRate available to all MIAMI + RWorld members, bringing assumable loan visibility across South Florida, from Brickell to the sand.

One House, One Dataset

The timing isn’t an accident. On May 11, MIAMI REALTORS and RWorld closed the largest, fastest, and most seamless merger in NAR history, uniting 93,000 members into the largest local Realtor association on the planet. MIAMI MLS and BeachesMLS are coming together into what will be the third-largest MLS in the country, and one complete dataset for South Florida. Soon, every member will be able to see every listing across MIAMI MLS and BeachesMLS, one shared pool of inventory, and assumable deals, for the entire region.

RetroRate arrives as one of the first perks of that union. With expanded data and single sign-on, every MIAMI + RWorld member can open it right from the Gateway Dashboard. No extra logins, no new tabs.

Hiding in Plain Sight

Miami runs on two things: cafecito and real estate. But there’s a third ingredient most agents never see, the assumable loan sitting quietly inside a listing. A seller’s low-rate FHA loan, or a veteran’s VA loan from out near Homestead, can hand a qualified buyer a below-market rate today’s market simply won’t offer. In a city where affordability is the daily conversation, that’s often the difference between a deal that closes and one that doesn’t.

The catch is that these loans have to be manually flagged when a listing is entered, so they’re effectively invisible. Not on the MLS, not on the portals, not anywhere a buyer would look. RetroRate surfaces them right at the source.

A Heads-Up, Then a Head Start

An assumable alert and a simple verify. When a listing carries an assumable loan, RetroRate surfaces it automatically. Verifying the details is self-serve and simple: a paid upgrade confirms the loan and gathers initial buyer requirements, so the listing is ready the moment an assumable offer lands. No phone tag, no chasing paperwork.

Built In, Not Bolted On

RetroRate runs on our proprietary database of assumable loan data, refreshed against the prime rate throughout the day and scored with a RetroMatch™ rating that makes deal quality easy to read at a glance. New listings with assumable loans are flagged automatically, and the MLS fields are augmented so a search for assumable inventory returns what’s really out there, all inside the systems members already use.

Just Getting Warmed Up

South Florida just built the biggest house on the block. We’re honored to help make sure none of its best deals stay hidden.

Thanks to the teams at MIAMI and RWorld for moving fast on this one. I’d love to hear from you; drop me a line at andy@retrorate.com!
